Expansions, Retrofits & Decommissioning
Most data center work now happens inside buildings that are already full and running. AAAT3 plans and manages expansions, retrofits and decommissioning so you add capacity, upgrade for AI or retire old gear without outages, exposures or lost assets.
- Live site expansions
- AI and density retrofits
- Pre-demo hazard surveys
- IT asset decommissioning
- E-waste chain of custody
By the numbers
Why lifecycle work needs a plan
Data center capacity under construction in North America, with vacancy near 1%, so much of the new work happens next to live space
JLL, Midyear 2026Electronic waste generated worldwide in 2022. Only 22.3% was documented as recycled
UN Global E-waste Monitor, 2024Value of metals lost each year in e-waste that is not recovered
UN Global E-waste Monitor, 2024EPA requires a thorough asbestos inspection before any commercial renovation or demolition
EPA asbestos NESHAPWhat’s included
Grow, upgrade or retire, without the surprises
Every lifecycle project touches a live building. We plan the work around the systems that must stay up.
Expansions
New halls and phases go up next to running ones.
- Tie-in and cutover planning
- Live site separation and access
- Dust, vibration and noise control
- Phased turnover planning
Retrofits and upgrades
AI and high density racks mean new power, cooling and structure in old rooms.
- Pre-renovation hazard surveys
- Liquid cooling and power upgrades
- Shutdown and MOP planning
- Structural and floor load checks
Decommissioning
Retiring gear safely, securely and with proof of where it went.
- IT asset inventory and removal
- Data security and chain of custody
- Battery, refrigerant and hazmat removal
- E-waste recycling records
Project management and consulting
Project management and consulting for lifecycle work
AAAT3 can manage the whole expansion or decommissioning project, or advise your team on the risky parts.
Expansion project management
We manage schedule, trades and the operations interface for new halls and phases built beside live space.
Best for: Operators adding capacity at existing campusesRetrofit and AI upgrade consulting
We assess power, cooling and structure for high density upgrades and plan the shutdowns.
Best for: Sites adding AI or liquid cooled racksPre-demolition hazard management
Asbestos, lead and PCB surveys coordinated before any renovation, with abatement oversight.
Best for: Older buildings and conversionsDecommissioning project management
Inventory, removal, data security and disposal managed with full chain of custody records.
Best for: Sites retiring halls, gear or whole buildingsE-waste and asset recovery coordination
Certified recyclers, resale and records that show where every asset went.
Best for: Operators with sustainability or security reportingFederal lifecycle projects
EM 385-1-1 safety and USACE CQM quality on federal renovation and demolition.
Best for: Federal and military facilitiesHow it works
From assessment to a finished project
Assess
Systems, hazards and constraints.
Survey
Asbestos, lead and PCB checks.
Plan
Phasing, MOPs and shutdowns.
Execute
Managed work with daily audits.
Verify
Systems tested, assets tracked.
Close
Records, certificates and reports.
Rule of thumb: never open a wall, ceiling or floor in an older building until the hazard survey is done and the live systems behind it are mapped.
Ways to work with us
Pick the level of support you need
Start small with a review, put a qualified person on site, or hand us the whole program. Every option is priced to your scope.
Quick start
Lifecycle risk review
A review of your expansion, retrofit or decommissioning plan.

Common questions
Why does an expansion next to a live data hall need special planning?
Dust, vibration, water and tie-ins can trip running systems. Each risk needs a control, and each tie-in needs a MOP and an approved shutdown window.
Do we need an asbestos survey before a retrofit?
Under the EPA asbestos NESHAP, a thorough inspection is required before renovation or demolition of commercial buildings, and notification is required for many projects.
What does decommissioning include?
Inventory, power down, data sanitization, removal of IT gear, batteries and refrigerants, and documented recycling or resale with chain of custody.
Can AAAT3 manage the whole project?
Yes. We manage schedule, trades, hazard surveys, the live site interface and asset tracking from start to finish.
Do you work on federal facilities?
Yes. We work to EM 385-1-1 and USACE CQM on federal renovation, expansion and demolition projects.
