Fire Protection Impairments & Heavy Equipment Sets
Two jobs that can go wrong in seconds: taking a fire protection system out of service, and lifting a 40,000 pound chiller over a running building. AAAT3 plans and manages impairments, clean agent work and critical lifts so the building stays protected and the load lands where it should.

- Critical lift plans
- Rigging inspections
- Roof & mezzanine work
By the numbers
Why impairments and lifts need a plan
Fires controlled when sprinklers operated. That protection is gone while a system is impaired
NFPA U.S. Experience with Sprinklers, 2024Workers killed in crane-related incidents from 2011 to 2015, about 44 a year
BLS Census of Fatal Occupational InjuriesCrane deaths where a worker was struck by an object or the load
BLS Census of Fatal Occupational InjuriesWhat’s included
Fire protection and heavy sets, done safely
Every impairment gets a plan and an end time. Every critical lift gets a plan and a stop rule.
Fire protection impairments
Sprinklers, fire alarm and suppression go out of service during tie-ins and changes.
- Impairment notices to owner, insurer and fire marshal
- Fire watch while systems are down
- Impairment tags and logs
- Restoration tests and sign off
Clean agent and pre-action systems
Data halls use special systems that can hurt people or dump agent by mistake.
- Disable and abort procedures
- Agent release hazards and training
- Pre-action valve and detection checks
- Coordination with IT and operations
Critical lifts and heavy sets
Chillers, generators, cooling towers and switchgear are heavy, costly and long lead.
- Critical lift plans and reviews
- Rigging and crane inspections
- Ground bearing and outrigger mats
- Exclusion zones and signal persons
Project management and consulting
Project management and consulting for fire protection and lifts
AAAT3 can manage impairments for the whole site, plan your critical lifts or oversee your fire protection and rigging subs.
Impairment program management
We plan, notify, track and restore every fire protection impairment for the life of the project.
Best for: Live sites and phased projectsFire protection sub oversight
Safety and quality oversight of sprinkler, alarm and suppression contractors.
Best for: GCs with several fire protection tradesCritical lift planning
Lift plans, crane selection review and pre-lift meetings for heavy equipment sets.
Best for: Chillers, generators and rooftop unitsHeavy haul and delivery sequencing
Delivery, staging and set order planned around the schedule and site access.
Best for: Long lead gear arriving on tight windowsClean agent safety consulting
Procedures and training for work around clean agent and pre-action systems.
Best for: Data halls with gaseous suppressionFire and rigging QC (USACE CQM)
Inspections, test records and documentation to federal QC standards.
Best for: Federal and military data centersHow it works
From plan to a protected, finished building
Plan
Impairment or lift scope and timing.
Notify
Owner, insurer and fire marshal told.
Protect
Fire watch or exclusion zone in place.
Execute
Work done under the plan.
Restore
Systems tested and back in service.
Record
Logs and sign offs filed.
Rule of thumb: never let an impairment run past its end time without a new plan, and never make a critical lift without a written plan and a pre-lift meeting.

Common questions
What is a fire protection impairment?
Any time a sprinkler, fire alarm or suppression system is fully or partly out of service. NFPA 25 requires an impairment procedure, notices and extra protection like a fire watch.
Who needs to be told about an impairment?
Usually the owner, the insurer, the fire department or fire marshal and anyone working in the area. Your insurer may set specific rules.
What makes a lift critical?
Common triggers are loads near the crane’s rated capacity, lifts over live buildings or people, tandem lifts and very costly or long lead equipment.
Can AAAT3 plan our crane lifts?
Yes. We prepare and review critical lift plans, check rigging and ground conditions and run the pre-lift meeting.
Do you work around clean agent systems?
Yes. We write disable and abort procedures and train crews working in rooms with clean agent or pre-action systems.
