Mechanical, Cooling & Fire Protection Safety

AI loads are pushing data centers to liquid cooling, bigger chillers and more pipe than ever. AAAT3 manages safety and quality for mechanical, cooling and fire protection work, so hot work fires, leaks and cooling failures stay off your project.

  • Hot work & fire watch
  • Liquid cooling & CDU work
  • Pressure testing
  • Rigging & lifts
  • Fire protection impairments

What’s included

Mechanical, cooling and fire protection, done safely

Chillers, cooling towers, CDUs and sprinkler systems all come with heavy lifts, hot work and pressure. We control each one.

01

Hot work and fire watch

Welding, brazing and cutting near combustibles is one of the top causes of fires on construction sites.

  • Hot work permits and daily audits
  • Trained fire watch and post-work checks
  • Combustible clearance and shielding
  • Fire extinguisher and alarm checks

02

Cooling systems and liquid cooling

Chilled water, CDUs and direct-to-chip loops bring pressure, leaks and chemical treatment into the white space.

  • Pressure and leak test plans
  • Glycol and water treatment chemical handling
  • Leak detection and drip protection near IT gear
  • Mechanical LOTO for pumps and valves

03

Fire protection and heavy sets

Sprinklers, clean agent systems and rooftop units need planned impairments and lifts.

  • Fire protection impairment procedures
  • Clean agent and pre-action system safety
  • Crane picks for chillers and cooling towers
  • Work at heights on roofs and mezzanines

Project management and consulting

Project management and consulting for mechanical work

AAAT3 can manage the mechanical safety program, oversee your mechanical and fire protection subs, or advise on liquid cooling risk.

Mechanical package oversight

We oversee mechanical, plumbing and fire protection subs for safety, quality and schedule from rough-in to startup.

Best for: GCs and owners with several mechanical trades

Liquid cooling risk consulting

We review CDU, manifold and loop installs for leak, pressure and chemical risks before they reach the white space.

Best for: Projects adding AI or high density racks

Hot work program management

We write and run your hot work permit program, fire watch training and daily audits.

Best for: Busy sites with lots of welding and brazing

Fire protection impairment management

We plan impairments with the owner, insurer and fire marshal so systems are never down longer than needed.

Best for: Live or partly occupied facilities

Mechanical QC (USACE CQM)

Three phase inspections, pressure test records and as-built checks for mechanical systems.

Best for: Federal and military data centers

Startup and testing safety planning

Safety plans for flushing, pressure testing and equipment startup ahead of commissioning.

Best for: Projects heading into startup and commissioning

How it works

From rough-in to startup

Review

Drawings, specs and equipment submittals.

Plan

Hot work, lifts, LOTO and test plans.

Install

Daily audits and permits during install.

Test

Pressure, flush and leak tests witnessed.

Startup

Startup safety and commissioning support.

Turnover

Test records, tags and O&M handover.

Rule of thumb: never pressure test or fill a cooling loop near live IT gear without leak detection, drip protection and a written test plan.

FAQ

Common questions

What is a hot work permit?

A written permit that confirms the area is safe for welding, cutting or brazing: combustibles cleared or covered, fire extinguishers ready and a trained fire watch in place during and after the work.

How long does a fire watch last after hot work?

NFPA 51B requires a fire watch during the work and for at least 30 minutes after, and many owners and insurers require 60 minutes or more.

What are the risks of liquid cooling?

Leaks near energized IT gear, pressure hazards during testing, coolant and water treatment chemicals, and new lockout points on pumps and valves. We plan controls for each one.

Can AAAT3 manage our mechanical subs?

Yes. We oversee mechanical, plumbing and fire protection subcontractors for safety, quality and schedule from rough-in through startup.

Do you handle fire protection impairments?

Yes. We plan impairments with the owner, insurer and fire marshal and track them until the system is back in service.
